According to the United States Census Bureau, the CDP has a total area of 7.8 square miles (20 km2), of which, 7.8 square miles (20 km2) of it is land and 0.04 square miles (0.10 km2) of it (0.26%) is water.
Sun City has a hot semi-arid climate (Köppen climate classification BSh).
The 2010 United States Census reported that Sun City had a population of 14,351. The racial makeup of Sun City was 12,066 (84.1%) White (74.8% Non-Hispanic White), 109 (0.8%) African American, 145 (1.0%) Native American, 248 (1.7%) Asian, 32 (0.2%) Pacific Islander, 556 (3.9%) from other races, and 585 (4.1%) from two or more races. Hispanic or Latino of any race were 2,081 persons (14.5%).
The Census reported that 14,309 people (99.8% of the population) lived in households, 32 (0.2%) lived in non-institutionalized group quarters, and 10 (0.1%) were institutionalized.
There were 5,367 households, out of which 1,845 (34.4%) had children under the age of 18 living in them, 2,500 (46.6%) were opposite-sex married couples living together, 583 (10.8%) had a female householder with no husband present, 321 (5.9%) had a male householder with no wife present. There were 281 (5.2%) unmarried opposite-sex partnerships, and 36 (0.7%) same-sex married couples or partnerships. 1,408 households (26.2%) were made up of individuals, and 936 (17.4%) had someone living alone who was 65 years of age or older. The average household size was 2.65. There were 3,676 families (68.8% of all households); the average family size was 3.12.
The population was spread out with 2,897 people (20.2%) under the age of 18, 748 people (5.2%) aged 18 to 24, 2,410 people (16.8%) aged 25 to 44, 4,126 people (28.7%) aged 45 to 64, and 3,470 people (24.1%) who were 65 years of age or older. The median age was 50.1 years. For every 100 females, there were 94.1 males. For every 100 females age 18 and over, there were 91.0 males.
There were 5,788 housing units at an average density of 743.7 per square mile (287.0/km2), of which 3,258 (60.9%) were owner-occupied, and 2,109 (39.1%) were occupied by renters. The homeowner vacancy rate was 3.2%; the rental vacancy rate was 6.2%. 8,646 people (60.3% of the population) lived in owner-occupied housing units and 5,663 people (39.5%) lived in rental housing units.
